Buying Process

This section of our site has been designed to provide further information for all customers who have purchased a home from Urban Light.

Stage 1 – Arrange your viewing

Simply call us on 0800 612 9422 or complete our enquiry form to arrange a viewing for a time and date that suits you.

Stage 2 – Reserve Your Home

To reserve your new home we will require a reservation fee of £99.00, which forms part of your deposit. Once this fee has been paid and the Reservation agreement has been signed, the home you have chosen is yours, subject to contract. Rest assured that providing the identified time scales are met, your home will be held for you at a fixed price. Please be aware that if you are going to be using a mortgage to purchase your new home we will require a copy of your mortgage agreement in principle before we can complete the reservation process.

Stage 3 – Finance

At this stage you will need to advise the relevant financial institutions that you have agreed to purchase your new home. If you are using a mortgage facility, it is usual at this point for your mortgage company to arrange a valuation. If you have purchased a new build property then the valuation stage of the process will take place once the build has reached completion.

Stage 4 – Solicitors

In order to purchase your new home you will need to appoint a Solicitor. Your solicitor will perform all the necessary searches on the property as well as drafting all the legal documents that will ensure the smooth transfer of ownership from Urban Light to yourself. Your solicitor will also liase with your finance provider and will be responsible for the transferring of funds between both parties on the day of completion.

Stage 5 – Home Finish Consultation

Once the necessary legal arrangements are in place, Urban Light will hold a consultation with yourself that you can put your personal finishing touches on your home. At this stage we can discuss such features as your kitchen and bathroom as well as the floor coverings and even the colour of your walls. Urban Light will also give you the opportunity to discuss any other home enhancements you may like to have made to your home such as conservatories or in some case’s garages.

Stage 6 - Exchange of Contracts

Approximately three to four weeks after paying your initial reservation fee an exchange of Contracts takes place. At this point of the purchase you will be asked to pay the remaining balance of your deposit, after which the transaction will become legally binding.

Stage 7 – NHBC Inspection (New build properties only)

Once your home has been completed Urban Light will advice NHBC, who will fully inspect the property and put the 10-year guarantee in place. At this stage you should advise both your finance company and your solicitor of the completion so the necessary draw down of funds can take place.

Stage 8 – Completion and Key Hand Over

This is the final stage of the process and will usually take place 14 days after the exchange of contract, unless you are buying a new home in which case it will take place 14 days after your home is deemed complete. It is your responsibility within this time to contact your solicitor and arrange a specific time within that 14-day period for completion. At this point your legal team will arrange for the transfer of monies after which your solicitor will receive the title deeds for your new home. Finally your solicitor will finalise the arrangements for you to receive the keys to your new home. Please remember to arrange your home insurance to start on the day you take ownership.

Stage 9 – Utilities and council tax

If you have purchased a new home Urban Light will register you as the homeowner with the local utility companies for gas, electricity and water. If your home is not new build then Urban Light will take the appropriate readings and provide them to the appropriate utility companies. You will need to contact all utility companies and open your own account. If you are planning on using a television at the property then you will also need to arrange for your own Television licence. The final step will be for you to contact the local council tax office and advise them of the date you , moved into your new home.

Stage 10 - One-Month Review (New Build Only)

As I am sure you are aware all new build homes require a settling period. For those customers who have purchased a new build home from Urban Light we will make arrangements to visitor your property one month after you have moved in and conduct a review on your home and to ensure you are completely satisfied.
